Here's How It Works

 

   The smaller investor enjoys the same pro-rata percentage return as the largest investor does.  Investors are secured with a 1st position Trust Deed for the amount of their invested capital.  Each investment if fully insured for it's full market value, not the price paid for it providing additional security.

Are Tax Lien Certificates Better?

 

    A word or 2 about Tax Lien CertificatesWe do not engage our joint ventures to purchase Tax Liens, not because they are not good investments, on the contrary they can be very profitibale.  Our Tax Deed program has always been modeled for larger investors with at least $5,000 of capital to invest in a higher priced property, rather than investing a smaller amount to take back an interest beraring note.  Tax Lien Certificates are better suited for the smaller independent investor.  If you fall more in this category and are considering  purchasing of Tax Lien Certificates by yourself, we believe this may be a better choice.  There is always a chance, although rare, of actually being able to to foreclose and take ownership to the property should the prommisor default.
